Start a chestnut tree wood farm.
Wormy Chesnut is about as rare as hen's teeth.
In the south, heart pine is selling for 8-10 per board foot because it is a good hard pine that comes from trees that cannot be harvested, they almost went extinct. Chestnut has been extinct since the 1930s and what made the wood "wormy" is what caused its extinction.
